VDEC provides BIM Constructability Review Services that evaluate digital building models from a construction and installation perspective before work begins on site.
While traditional clash detection identifies physical conflicts, our constructability reviews go further—examining installation feasibility, access, sequencing, clearances, interfaces, construction methodology, and site practicality.
We support architects, engineers, contractors, developers, and construction teams in identifying potential construction risks early and developing more practical, coordinated solutions.

01 — The Challenge

01. Project & Construction Strategy Review

We review project requirements, construction methodology, BIM Execution Plan, project schedule, design information, and available construction planning information.


02. Model Collection & Validation

The latest Architectural, Structural, MEPF, and specialist models are collected and reviewed for completeness, coordination, and suitability for constructability assessment.


03. High-Risk Area Identification

We identify areas where construction complexity or coordination risk is likely to be highest, including plant rooms, shafts, service corridors, ceiling spaces, structural interfaces, and congested zones.


04. Spatial & Installation Review

Our team evaluates whether equipment, ducts, pipes, cable trays, and other building components can be practically installed within the available space.


05. Access & Maintenance Review

We assess access requirements for installation, inspection, operation, maintenance, repair, and future equipment replacement.


06. Construction Sequence Review

Where required, we evaluate the logical sequence of installation and identify potential constraints related to access, material movement, assembly, and sequencing.


07. Issue Classification & Recommendations

Identified issues are categorized according to priority and construction impact, with practical recommendations provided for resolution.


08. Coordination & Resolution

Issues are coordinated with the relevant design and construction teams, and updated models are reviewed to confirm that critical constructability concerns have been addressed.


09. Final Validation

A final BIM-based constructability review is performed to verify that the coordinated design is practical and ready for the next stage of construction.

Our constructability teams use industry-standard BIM and coordination technologies, including:

VDEC Approach

VDEC performed a construction-focused BIM review after completing multidisciplinary coordination.


The review concentrated on plant rooms, vertical shafts, congested ceiling zones, service corridors, equipment access areas, structural penetrations, and major MEPF routes.


Beyond identifying physical clashes, the team assessed whether equipment could be installed, whether maintenance access was available, whether services could be practically routed, and whether construction teams could execute the proposed solutions efficiently.


High-risk issues were documented with BIM views, locations, priorities, and recommended solutions.


Outcome

The project team gained greater visibility into construction and installation risks before site execution, enabling design improvements, better coordination, and more practical construction planning.
