02. Model Collection & Validation
The latest Architecture, Structure, HVAC, Electrical, Plumbing, Fire Protection, and specialist models are collected and reviewed.
03. MEP Penetration Identification

04. Sleeve & Opening Coordination
Required openings are coordinated with structural and architectural conditions, considering dimensions, locations, elevations, clearances, reinforcement constraints, and installation requirements.
05. Clash & Constructability Review
We identify conflicts between proposed openings and structural elements, reinforcement zones, architectural components, other MEP services, and construction requirements.
06. Opening Optimization
Where multiple services are located close together, we review opportunities to optimize opening locations and, where appropriate and subject to engineering requirements, consolidate or rationalize penetrations.
07. Drawing Development
Coordinated sleeve and builder's work requirements are converted into detailed drawings, schedules, sections, and installation information.

VDEC Approach
VDEC reviewed the multidisciplinary BIM models to identify all major MEPF penetrations through slabs, walls, shafts, structural zones, and service areas.
The team coordinated pipe, duct, cable tray, conduit, and fire protection penetrations with structural and architectural conditions.
Particular attention was given to typical floors, risers, plant rooms, service corridors, and high-density MEP zones, where multiple services required closely coordinated openings.
The identified requirements were documented through coordinated BIM views, sleeve layouts, opening schedules, sections, and builder's work drawings.
